What actually happens on closing day when you sell your home? Closing day is when ownership officially transfers — you sign the final paperwork, the buyer's funds (and their lender's, if financed) are disbursed, your remaining mortgage is paid off, and you receive your net proceeds. For most sellers it's a relatively short appointment, but there's real coordination happening behind the scenes in the days leading up to it, especially if you're managing the process around a PCS move.
If you're under contract on your Jacksonville-area home and your report date is approaching, here's exactly what to expect between now and the day you hand over the keys.
Closing day itself is fairly quick, but the lead-up involves several moving pieces:
Final walkthrough. Typically within 24-48 hours of closing, the buyer does a final walkthrough to confirm the home is in the agreed-upon condition and any negotiated repairs have been completed.
Title work. The title company confirms there are no outstanding liens or ownership issues that could complicate the transfer.
Loan payoff coordination. Your agent or title company requests a payoff statement from your mortgage lender, confirming exactly what's owed so it can be settled at closing.
Closing disclosure review. Buyers receive this a few days before closing, outlining final loan terms. Sellers typically receive a settlement statement outlining the breakdown of proceeds, fees, and payoffs around the same time — worth reviewing closely before signing day.
Signing the paperwork. You'll sign documents transferring ownership, along with any seller-specific disclosures. If you can't attend in person — common for PCS sellers who've already relocated — this can often be handled remotely or with a power of attorney, which is worth arranging in advance.
Funds are disbursed. The buyer's funds (and their lender's, if financed) are distributed: your remaining mortgage payoff, agent commissions, any negotiated costs, and other closing fees are all paid out from the transaction.
You receive your net proceeds. Whatever remains after payoffs and fees comes to you, typically via wire transfer or check, depending on your title company's process.
Keys are transferred. Once everything is signed and funds have cleared, ownership officially transfers to the buyer.
This is one of the most common questions from PCS sellers: what if I'm not even in Arkansas anymore by the time closing happens? The good news is this is manageable. Options typically include:
Talk to your agent and title company early about which option fits your situation, especially if your move date lands before your closing date.
If your report date arrives before closing, or you need a short window after closing to finish moving out, a rent-back agreement lets you stay in the home briefly after the sale, paying rent to the buyer for that period. This is a normal, common arrangement — just make sure it's built into your contract terms ahead of time rather than negotiated last-minute.
Do I have to be physically present at closing? Not necessarily — remote notary closings, mail-away closings, or power of attorney arrangements can all work for sellers who've already relocated. Talk to your title company early to set this up.
How long does closing day itself take? The actual signing appointment is typically brief, often 30-60 minutes, though the process building up to it takes place over the preceding weeks.
What if I need to stay in the home a few extra days after closing? A rent-back agreement, arranged as part of your contract terms, allows you to remain in the home briefly after closing in exchange for paying rent to the buyer.
