What's Changed in Cabot Real Estate Over the Last 5 Years

I talk to sellers all the time who are still mentally pricing their home based on what things looked like when they moved in — and that gap can genuinely surprise people.

Growth Has Changed the Map

Cabot has grown steadily, and that growth has changed which parts of town are considered "established" versus "up and coming." Areas that felt more rural or transitional five years ago have filled in with new construction and new families, which changes how appraisers and buyers think about comparable value across different pockets of town.

The Buyer Pool Has Shifted Too

Five years ago, a lot of buyers moving to Cabot were making a fairly straightforward calculation — more space for less money than closer-in areas. That's still true, but the buyer pool has diversified. More buyers now are specifically choosing Cabot for the community and schools rather than purely as a budget decision, which changes what they're willing to pay for and what they expect to see in a listing.

What This Means If You're Comparing Your Home to "What the Neighbors Sold For"

This is genuinely one of the most common pricing mistakes I see, and it's completely understandable. If a neighbor sold a similar home a few years ago, it's natural to use that as your mental benchmark. But a sale from even two or three years ago doesn't necessarily reflect where the market sits today — rates have shifted, buyer behavior has shifted, and depending on your specific area of Cabot, comparable inventory may look very different now than it did then.

The safest move is always working from recent, current comparable sales rather than a memory of what things cost when you bought or what you heard a neighbor got a while back.

What Hasn't Changed

Despite all the growth, the core reasons people choose Cabot haven't really shifted — the sense of community, the access to Little Rock and the base without living in the middle of it, and a pace of life a lot of families are specifically looking for. The town has grown, but it hasn't lost the identity that drew people here in the first place, which is honestly part of why it keeps attracting new residents rather than just turning over the same population.

If You've Been in Your Home a While

If you bought years ago and haven't kept a close eye on the market since, the biggest favor you can do yourself before listing is getting an actual, current read on your home's value — not a guess based on what things looked like when you moved in, and not a number pulled from an online estimate that may not reflect your specific street or condition. A lot has changed, and pricing off outdated assumptions is one of the easiest ways to either leave money on the table or price yourself out of realistic buyer interest.
